Photo studio
- Virtual staging
- Furnish empty rooms or restyle furnished rooms while instructing the editor to preserve the property's architecture.
- Declutter / tidy
- Keep existing furniture and tasteful decor, remove everyday clutter and personal items, and straighten bedding and cushions without adding new objects.
- Day-to-dusk
- Exterior-only twilight editing for front exteriors, backyards and patios, pools and outdoor living, and balconies or terraces. Choose Golden dusk, Blue hour or Warm sunset.
- Four staging styles
- Modern, Scandinavian, Luxury and Farmhouse, with multiple looks for the same photo and Top 3 / All 4 presets.
- Three detail levels
- Standard, Signature and Showcase, with a same-room illustrative comparison available in Studio, Help and Pricing. The samples are not model benchmarks or quality guarantees.
- Single and batch photos
- Work on one photo or upload a listing's photos in a batch. JPG and PNG uploads up to 20 MB are supported. Photos and style variants run sequentially, with credit estimates, individual results, failure feedback and retries for failed looks.
- Photo-specific settings
- Choose a room or exterior space, photo name, listing folder, disclosure language and extra instructions. Batch photos can have their own room and instructions.
- Compatible mode switching
- Keep interior photos between staging and tidy while clearing tool-specific instructions and results. Entering or leaving Day-to-dusk clears incompatible uploads in single and batch forms.
- Upload checks and progress
- Photo inspection, upload previews, blocking check feedback, exterior-only twilight guardrails and generation progress displayed on the photo. Finished photos can be enlarged immediately.
Gallery & listing folders
- Listing organization
- Create and rename address or listing folders, choose a folder in Studio, browse by listing and move photos between folders.
- Sold & archived listings
- Mark listings Sold or Archived from their status menu, or reactivate them at any time. The Gallery starts with Active listings and unassigned photos; Sold, Archived and All status filters reveal the others. Photos, original links, client reviews and exports stay intact.
- Combined filters
- Combine photo or listing-address search, listing lifecycle status, listing folder, date, room or exterior space, detail level and MLS review status. Date ranges include today, last 7 days, last 30 days and this year.
- Photo review
- Open Before, Compare and After views, move the comparison divider, review photo details and track pending, approved or rejected MLS status. Undo a review, download originals, or download edited photos after approval.
- Safe deletion
- Delete individual photos, or delete a listing with an explicit choice to keep its photos unassigned or remove them and their files.
- Client picks
- See submitted client choices in the Gallery and listing review results, and use those choices when preparing MLS exports.
MLS review & downloads
- Incoming photo recommendations
- Check format, dimensions, aspect ratio, file size and color metadata, plus visual issues such as branding, people, pets and unsuitable subjects. Advisory warnings require acknowledgement; twilight requires an exterior photo.
- Visible disclosure
- Edited photos carry a Digitally altered / Virtually staged label in the chosen language, with English as the default.
- Hidden AI marker
- Edited image files include a hidden made-with-AI provenance marker; resized staged MLS exports retain the marker.
- Agent approval
- MLS downloads require review and confirmation that the image does not hide defects or change the property. Client selections never count as MLS approval.
- MLS ZIP packages
- Download a listing package with organized filenames, approved-only filtering, optional originals, disclosure notes and a 2048-pixel longest-edge option. Originals, notes, approved-only and resizing are on by default. Turning approved-only off can include unapproved photos, which must be reviewed before publishing.
- Original-photo links
- Approved photos can have a switchable public original-versus-edited comparison page with no Stage&Sell branding or agent details. Links stop working when sharing is disabled, approval is removed or the photo is deleted; no QR codes.
- Local rules remain your responsibility
- Disclosure labels, incoming checks, approval and exports do not guarantee acceptance by every MLS or jurisdiction. Compare each result with its original before using it.
Client proofing & selection
- Private review links
- Create a listing review link for sellers or homeowners without requiring them to create an account. Configure optional PIN protection, expiry and whether feedback notes are allowed.
- Room-by-room choices
- Clients compare original and edited photos, choose one look per original photo, and submit their selections and optional feedback.
- Agent review results
- Copy or email the review link, see submission status and client notes, and replace or revoke review links from the listing's Client review dialog. Reviews snapshot the listing's current photos; newly added photos require a new review link.
- Client-pick exports
- Limit an MLS package to the client's selected looks, with a separate approved-only option. Seller selections do not replace the agent's MLS review.
Credits, billing & rewards
- Per-photo credits
- Standard uses 1 credit, Signature 2 and Showcase 3 for staging, tidy and twilight. Each photo × style is a separate generation. Active subscribers have Standard included up to 300 photos per paid billing period, then 1 credit per photo.
- One-time bundles
- Starter Pack: $99.00 for 10 credits; Listing Pack: $199.00 for 25 credits; Pro Pack: $349.00 for 50 credits. Bundle credits do not expire.
- Monthly subscriptions
- Agent Pro: $79.00/month with 25 monthly credits; Top Producer: $149.00/month with 50 monthly credits. Both include the subscriber Standard allowance; plan names do not currently mean shared team accounts.
- Balances and billing
- See monthly and persistent credits, purchase history and subscription status in Account. Manage or cancel a subscription through the billing portal. Monthly credits are used first and expire with their paid period; they do not roll over.
- Failure refunds
- Failed generations restore the credits or Standard allowance they used. Refunds cannot revive expired monthly credits; a successful photo is not automatically refunded because a different look is preferred.
- 10-credit welcome offer
- New accounts receive a personal, one-time welcome code after verified sign-in. Claim it in Studio; this is the trial, not a separate free Standard tier.
- Purchase-qualified referrals
- Share a personal referral link. When a referred new account makes a verified paid bundle purchase or subscription payment, the referrer receives one personal 10-credit reward. Sign-in, welcome offers and gifted credits do not qualify.
- In-app rewards
- Welcome, referral and owner-gifted credits are claimable in Studio. Already-claimed welcome actions disappear from Home and Pricing.
- Roadmap voting
- Signed-in agents upvote planned features on this page, which lists the most-voted first. An agent's first vote ever adds 1 free credit.
Sign-in, help & messages
- Sign-in choices
- Google, Apple, an email magic link, or email and password are offered on the sign-in page.
- Help & FAQ
- Answers about all three photo tools, detail levels, credits, referrals, MLS disclosure, sharing, billing and account support, plus this complete feature directory.
- Terms of Service
- Public terms covering credits, subscriptions fair use, refunds, free-credit misuse and chargeback account pauses, linked from Home and sign-in.
- Support inbox
- Start a conversation with a subject and message, attach photos under 10 MB, and send replies with photo attachments. Sending a photo shows blocking processing feedback.
- Unread conversations
- The Messages icon stays at the bottom-right of the screen with unread conversation counts. Opening a conversation marks displayed incoming messages as seen without sending a reply.
- Paused account access
- Paused accounts cannot create new photos, but can still sign in, view the Gallery and message support.
